As the snow season is upon us, it's time to carry out some checks and maintenance on your fire safety items that in some instances have not been used since last season.
Some items that require maintenance are :-
Units whether battery operated, hardwired or form part of a smoke detection system should be cleaned and where fitted, the batteries should be exchanged.
STORAGE OF MATERIALS
Items stored in fire escapes or passages in the path of travel to an exit whether combustible or not, are required to be removed as it is an offence against the regulations, and further, can restrict evacuation from the building.
SWIMMING POOL/SPA BARRIERS
Ensure that the barriers are structurally sound, the gates are self-closing and self-latching and that there are no climbable objects in close proximity of the barrier or gate.
SOLID FUEL HEATERS/FIRE PLACES
Ensure that the flue and/or chimney is in good condition, cleaned annually, clear of combustible material and not been damaged by snow. The condition of the compliance should also be checked.
If you are installing a new or used appliance, ensure that the insulation is carried out by a registered plumber or if electrical, a licensed electrician.
Ensure that compliant furniture has been fitted and that the door is free of pad bolts or similar hardware that does not allow a single handed action.
The door is to operate freely and not be affected by moisture that causes the door to stick and possibly restrict egress from the building in an emergency.
PORTABLE FIRE EXTINGUISHERS AND FIRE BLANKETS
Ensure that they have been maintained and located in an accessible position.
Ensure that the content is correct, in an accessible location, the floor plan is correctly orientated and the emergency services contact number "000" is noted.
Enquire if your Lodge or Apartments Emergency Management Plan is correct. Mark Owens who is the Station Officer for Falls Creek for the 2016 Snow Season can be contacted on 0418968186 or by email [email protected] to assist you setting up your plan.
Ensure that your heater is fit for purpose and the appropriate guards are in place to reduce the likelihood of combustion.
Where escape hinges have been fitted to the cubicle doors ensure that those who occupy the building are aware of how the door can be removed in an emergency. One way of doing this would be to provide a note on such doors as to its operation.
BALCONIES AND DECKS
Carry out an inspection to ensure structural adequacy and that no deterioration which could cause collapse to occur. It is suggested that a registered structural engineer carry out this inspection.
ESSENTIAL SAFETY MEASURES
Ensure that the ESM'S installed in your building have been maintained to the required standard at the nominated interval.
