An updated master plan for the resort is currently being developed. This will provide the blueprint for the future development of the resort.

The Resort Master Plan
|
Completion of the Falls Creek Master Plan and strengthening of resort development and property management capabilities will give current stakeholders and potential investors a clearer understanding of development opportunities, a transparency of process, and improved transaction efficiency, leading to increased investment confidence in the resort.

In developing and exploring the master plan concepts and options presented to date, Jackson Architects have been guided by a set of design principles for the Falls Creek Alpine Resort, these are:

• Reinforce existing winter activity nodes and encourage improved all season utilization of those facilities.
• Build on and compliment momentum of current development at Slalom Plaza initiated in response to the previous master plan and ski field development studies, thereby gaining added value from past R&D investment.
• Create a sense of arrival at the village and encourage development of an all season town centre and village square.
• Enhance and rehabilitate existing natural and man-made attributes of the resort, including topography, views and the Rocky Valley Dam.
• Concentrate new development on and around ‘brown field’ sites in order to address issues of reduced environmental impact, access, sustainability and infrastructure capacity.
• Identify a number of localities or ‘precincts’ with distinct yet complimentary features which will allow appropriate and varied future development of the resort.
• Incorporate wherever possible best practice urban design principles of pedestrian prioritization and vehicle management.
A summary of the proposals for each of the precincts follows:

1. The Bowl Precinct.
|
• Redevelop the Bowl as the all season entertainment and arts precinct with mixed used residential and commercial floor space.
• The residential accommodation will provide approximately 600 beds and possibly have summer car parking below ground and winter parking at the base of Gully.
• The public domain in the Bowl will be structure around a pedestrian street which connects the top of Gully to Summit and Eagle lifts. The edges of the street will be activated by retail at ground level and the snow bound urban environment will contrast with the Village Plaza and provide a variety and destination choice for guests in the Village.
• The street terminates at a large public space at the west end with outdoor seating, gathering, pedestrian movement and event space with the Bowl ski runs as the backdrop.
• The proposal would relocate the Eagle chair, regrade the tube park, provide children’s lifting and a protected ski area and maintain 2 tennis courts for summer use.
• Progressive demolition of the existing buildings on FCSL lease area within the Bowl will be coordinated with staged construction of the development (Nissan, Frying Pan, Power House, Ski Lifts Offices, etc) and regrading will facilitate a better overland flow path and amphitheatre like event space.

2. Gully Gateway Precinct.
|
• Demolish/redevelop medical centre and extend lease area. Redevelop as medical centre and ski patrol with possible accommodation over.
• Occupy existing Gully Car park and develop mixed use residential and restaurant/bar with undercover all season parking for approx 360 cars, some dedicated to Bowl residents.
• Incorporate gondola to replace Gully chair with lift access from basement car park and pedestrian bridge across BHP road to access International T-bar lift.
• Provision to augment sewage treatment plant for the additional population and partially utilize the site for parking and transfer station.
• Address road treatment of Falls Creek and BHP Road intersection with possible roundabout to identify Falls Creek Road as the non ski-season access to village.

3. Village Precinct.
|
• Identify, enhance and where necessary build vertical pedestrian routes through the village incorporating way finding and interpretive signage, lighting, handrails, seating and public art and link to aqueduct trail.
• Explore opportunities for enhancing the Aqueduct trail from the Bowl through to lake.
• Identify possible infill sites for small single dwelling unit development.
• Identify possible new sites for development.
• Identify possible redevelopment sites.
• Recommend rates relief for development of permanent and staff accommodation.
• Recommend street marking and signage to identify designated on street summer parking zones including building new mini parking platforms off road shoulders where appropriate.

4. Main Street Precinct.
|
• Extend/redevelop Oversnow Terminal.
• Occupy existing Slalom car park and develop mixed use residential and commercial floor space with undercover all season parking for approx 160 cars.
• Realign BHP Road to create a Village Plaza as the ‘All Season Gateway” project and Main Street retail precinct south of BHP Road incorporating the current St Falls Development.
• Relocate existing gas tank to create Altitude Training Centre site east of BHP Road.
• Recommend provision of drop off terminals in parking lots. These would incorporate village information and interpretive signage, sheltered seating and oversnow/taxi call service.

5. East Falls Precinct.
|
• Relocate existing cross country information office to the Nordic Bowl to allow redevelopment of site for future low density residential.
• Relocate FCRM workshop facilities to industrial zone.

6. Foreshore Precinct.
|
Identify and define the Foreshore Precinct opportunities t
• Improve amenities and rehabilitate flora and landscape.
• Improve links to the Alpine National Park with the development of an interpretation product.
• Serve as a focus for all season recreation opportunities.
• Explore options for potential sites within resort boundary overlooking lake to facilitate future Eco Lodge possibilities.

Village to Howmans Gap.
|
• Identify a site/sites for workshops and contractors accommodation compound and storage.
• Identify sites for additional day, overnight and staff parking that can be shuttle serviced.
